Environmentally Impacted Sites
Environmentally impacted properties, or brownfield sites, are often underutilized yet strategically located in urban infill markets. AMB invests in these sites when they are consistent with our investment strategy. Successfully unlocking value in such assets and returning them to productive use has long been one of AMB’s core competencies.
Our dedicated team of experts evaluates the environmental impacts that remain from prior uses of the sites. We develop a plan to address these impacts and return the sites to beneficial economic use. Customers benefit from well-located modern facilities that utilize existing transportation networks. Communities benefit from the restoration of under-utilized sites that support related jobs and produce tax revenue.
Case Study
AMB Fokker Logistics Park
The once-contaminated industrial site has been remediated and repurposed into an environmentally friendly logistics park with four buildings, totaling 575,500 square feet (53,000 square meters), and at full build-out will total 1.7 million square feet (161,000 square meters). The park offers highly efficient distribution facilities geographically positioned to diminish transportation costs and maximize connection to key metropolitan markets. Consistent with AMB’s sustainable design and construction guidelines, care was taken to repurpose many of the obsolete building components at the end of their life cycle.
