AMB commissions an annual customer satisfaction survey that rates the performance of our customer service relative to our industry peers and to our own performance from prior years. This feedback enables our regional managers to target areas of improvement as well as best practices that can be emulated.
We reinvest in our properties to reduce maintenance costs and to improve energy performance. Our capital maintenance program focuses on proactively addressing building needs before they become customer complaints. This program assesses our buildings annually and provides follow-up monitoring for newly installed products and systems to ensure they are performing properly.
AMB’s acquisitions and development teams carefully assess site conditions as part of due diligence. Our due diligence consultants and in-house professionals invest in continuing education and training each year through conference participation and industry association programs to ensure that industry best practices are followed.
AMB’s efforts can also reduce heat-island effects, a contributor to higher temperatures around the site and in the surrounding environment. Concrete truck courts and driveways, permeable paving in car parking lots and trees planted to shade parking areas function to reduce heat-island effects at our properties. Our efforts in this regard also include the use of white, Energy Star-compliant and high-emissivity roofing. For example, AMB has installed new roofs that have Solar Reflectance Index (SRI) values of up to 110, far exceeding the Energy Star threshold of SRI 75.
